Buying a freehold apartment – how it works

Once you have decided to buy a freehold apartment, you sign a reservation agreement with JM. In conjunction with this, we assess whether your circumstances enable you to buy the freehold apartment and handle the housing costs related thereto.

Pay the reservation fee

In conjunction with signing, you pay a reservation fee of SEK 20,000 online via Swish or by debit/credit card. You can also pay the fee via Bank Giro.

If you choose to not enter into a binding agreement, the reservation fee will be refunded to you, minus an administration fee of SEK 7,000 and JM will reserve the right to assign the residence to another buyer.

 

When construction of the building commences, it is time to sign the purchase and construction agreements. The purchase agreement pertains to the property and the construction agreement pertains to construction of the building.

Advance payment

In connection with this part of the process of purchasing your freehold apartment, you make a partial payment of SEK 100,000 in which the reservation fee of SEK 20,000 is included. Approximately four months before occupancy, you pay an additional 10% of the home price excluding the reservation fee and advance payment.

In the case of purchases through a legal entity, a partial payment of 10% of the requested price is paid when signing the purchase and construction agreements. Any previously paid reservation fee is deducted from the partial payment. The final payment of the remaining price of the residence is paid in conjunction with occupancy.

Continuous information on the project

While you are waiting to gain access to your new home, we will continuously provide you with information on the project, whether it be through informational meetings or e-mails in which we keep you up-to-date on the progress. You can even follow the project online.

An appreciated part of the process of buying a freehold apartment is that you can put your personal touch on your home. Purchasing a freehold apartment at an early stage of the construction process means that you can select from various tiles, flooring, counter tops and cabinet fronts.

We are with you the entire way in understanding how the finished product will look with the materials, colors and shapes you have chosen, all so you are satisfied with your new home. You will be given login details to JM’s interior design selector in good time before needing to make your decisions. You will be informed about your final occupancy date no later than four months prior to occupancy. The final payment of the remaining price of the residence is paid in conjunction with occupancy. When the final payment is made, you will receive the deed of sale which is the receipt to show you paid the entire amount. You will need to present the deed to the registration authority to obtain the title to your freehold apartment. Then, the process of purchasing your freehold apartment is complete. Final inspection

At the end of the purchasing process, an independent inspector will do a final inspection of your freehold apartment. Any problems are rectified, entirely free of charge. Click here to learn more about the inspection (In Swedish).

Warranty inspection

Two years after gaining access to your property, we will do a warranty inspection to ensure that everything is as it should be. Any problems that have arisen since your final inspection are rectified free-of-charge as soon as possible.

Craftsman assistance, free of charge

When you have finished the process of purchasing your freehold apartment, you will be offered two hours of craftsman assistance from JM, free of charge. For instance, the craftsman can help you put up shelves or paintings or drill a hole in the ceiling for putting up a lamp. To get the most out of this service, we recommend that you prepare by marking where you want the craftsman to work and have purchased the necessary materials.
