Sign the preliminary contract
A preliminary contract is an agreement between you and the tenant-owners association and commits you to purchasing the tenant-owned apartment. Before the association has signed the preliminary contract, your financial circumstances are assessed to ensure that you can bear the costs of buying the tenant-owned apartment.
JM is involved by certifying to the tenant-owners association that you are the one buying the tenant-owned apartment. In conjunction with the preliminary contract, you pay an advance of SEK 100,000 to the association, including the SEK 20,000 you paid as the reservation fee.
Sign the tenure agreement
After your tenant-owners association has prepared an economic plan and received authorization to sell tenant-owned apartments, you and the association must sign a tenure agreement. Before the association signs the agreement, it assesses whether to accept you as a member in the association based on your financial capacity for buying the tenant-owned apartment.
In conjunction with the tenure agreement, you make a partial payment of SEK 100,000, which is offset by the previous reservation fee and advance payment. The next partial payment of 10 percent of the price of the home is normally paid four months prior to the date of occupancy.
Security package
You should feel secure when buying a tenant-owned apartment. In order to avoid stress, JM offers a security package that in part provides insurance against double housing costs. Read more about JM’s security package here (in Swedish).
