Security Package

A security package is included when you purchase a home built by JM. This means that, in conjunction with the purchase of your home, you may be eligible, following a review, for access protection and compensation for double housing costs.

A safer way home

Our security package enables you to remain stress-free throughout the home-buying process. The security package offers assistance, regardless of whether you do not sell your current home on time, need to delay occupancy or have questions about the tenant-owner association. 

In addition to protection against double housing costs, access protection and an audit of the tenant-owner association when purchasing a tenant-owned unit, the package also includes other key benefits. So you can be confident about your purchase.

Double housing cost protection 

If the sale of your existing home takes is taking a while, you may be eligible, following a review, to receive compensation of up to SEK 20,000/month for double housing costs for up to six months after a three-month deferment period. 

The protection applies from the first showing of your old home until it is sold (the contract is signed). This means that you, if you have held the first showing at least three months prior to occupancy, are protected from the occupancy date of your new home. 

Access protection 

You can delay occupancy by up to six months following a special review if for some reason you are not able to move in on the planned occupancy date. 

You must apply at least one month prior to occupancy. 

If the conditions are met, you may eligible for both access protection and double housing cost protection together. 

Safe association  

If you are purchasing a tenant-owned unit, two authorized attestors from the National Board of Housing will audit the tenant-owner association’s economic plan to attest that the plan rests on reliable grounds. 

Additional benefits 

  • JM prepares financial documentation for you prior to your purchase of the home. This documentation is based on your personal finances and shows the full cost of the home. 
  • Security issued by Gar-Bo Försäkring AB for downpayments made. 
  • JM also acquires apartments that have not been sold as tenant-owned units no later than the settlement date in accordance with the terms set out in the economic plan. This means that the association is not negatively impacted by reduced revenue from payments and annual fees. 
  • Warranty period for construction work is five years for tenant-owned apartments and two years for single-family homes and freehold apartments. For appliances, plumbing fixtures and surface layers such as paint and wallpaper, the warranty period is two years regardless of the tenure.
